About this site
Tenancy Tools Online is a small, independent set of free calculators for landlords and tenants in England. It exists to give clear answers without clutter.
Every tool is free. There are no accounts, no paid tiers and no upsell.
Why this site exists
I got tired of being ripped off and of constantly searching for basic information, so I used my skills to build this free site. Unlike many sites, I give the information away free, because I think it needs to be free.
The only income is from advertising (Google AdSense). That pays for the site to host itself, and it is the reason everything here costs you nothing. — Charles Worth
The calculators follow the Housing Act 1988, the Housing Act 2004, the Tenant Fees Act 2019 and the Renters' Rights Act 2025, plus official GOV.UK guidance. See how we calculate and our sources.
Who writes it
The site is written and maintained by Charles Worth, an independent publisher. Charles Worth is not a solicitor, a regulated adviser or a landlord association, and the pages do not claim to be.
Editorial policy
- Every date rule and figure comes from legislation on legislation.gov.uk or from official GOV.UK guidance, and each page lists its sources.
- Where sources disagree or the law is silent, the page says so instead of guessing.
- Pages show the date they were last checked, and are re-checked when the law or guidance changes, and at least once a year.
- Corrections are made as soon as an error is confirmed. Report one through the contact page.
- There are no paid placements. Advertising is the only income the site has, and it does not affect what the pages say.
This site is not a law firm and does not give legal advice. If a decision matters, check with a qualified adviser. Spotted an error? Tell us.
