How we calculate

Counting days

Notice periods start on the day of service. The earliest date is the day after the period ends, matching the worked example in the GOV.UK Form 3A guidance. Four-week and two-week periods are 28 and 14 days. Month periods use the corresponding date; if that date does not exist (for example 31 October plus four months) we use the day after the last day of the month.

Deposits

The 30-day protection window counts the day of receipt as day one, so the last day is 29 days later. The 10-day return period is counted in calendar days because GOV.UK does not specify. Deposit caps use whole pence and round down.

Rent increases

Two months' notice, 52 weeks (364 days) from the tenancy start or last increase, or 53 weeks where section 13 requires, then the next start of a rent period.

Testing

Each calculation is checked against official worked examples and edge cases such as month ends and leap years.

Keeping it current

Law changes. We check the sources at least once a year and show the date last checked on every page.
